Ceiling stains, peeling paint, musty attic odors, wet insulation and visible daylight deserve attention. Not every moisture problem comes from the roof, but each should be traced.
Exterior warning signs
Missing, lifted, creased or cracked shingles; loose flashing; damaged vents; debris impact; exposed fasteners; and displaced ridge materials can all justify inspection.
Changes after weather
Check the property from the ground after hail, high wind or falling branches. Look for roofing pieces, gutter damage and new interior staining.
Repeated minor repairs
Multiple repair visits in different areas may indicate a broader material or installation issue. Keep records and photos so the overall pattern is visible.
